Terms & Conditions of Booking
In the event of a cancellation the total costs payable are as follows:
- The contract is for a short-term holiday rental of the property specified on the booking form made between the you and the owners. This is binding from such time that booking is made and inclusive of all the following conditions.
- When you make a booking, you contract on behalf of yourself and all those in your party and represent that you have the authority to accept these conditions on behalf of and binding upon all guests in your party.
- The owners have instructed the management of the property to a local contact, ‘the agent’, with whom all responsibility for the protection of the property,and its guests lays.
- In all matters ‘the agents’ decision should be seen as that of the owners and, unless expressly stated otherwise, is final
- Bookings are accepted on the understanding that the property is taken for holiday purposes only, and that, with the exception of babies (ages 0-3 years), the number of people in the property is limited to that entered on the booking form and no more.
- You, and any of your friends or family, visiting the property while you are staying there, must adhere to the conditions of the contract, including the rules and procedures contained in the Information Folder provided in the property. If inviting friends to visit you must first seek the permission of the owners, either via the ‘agent’ or directly.
- At no point is it acceptable that a sublet booking can be arranged by you or any member of your party for the duration of the rental booking. If this is deemed to be the case by the owners or the agent, the booking is cancelled and any refund or deposit is forfeited.
- A deposit of 25% of the cost is payable on booking if the booking is made more than four weeks before the start of the rental. Bookings are provisional until a deposit is received. The balance shall be payable four weeks before the commencement of the rental. Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the client.
In the event of a cancellation the total costs payable are as follows:
- Up to 4 weeks before start of holiday = Full refund
- Less than 4 Weeks before start of holiday = 25%
- Less that 3 weeks before start of holiday = NO Refund. If you need to cancel your stay for whatever reason, it shall be in writing and via the owners and/or this website.
- Your arrival time should be arranged in advance and you should inform of any changes to that time to ensure you are met by the agent and the apartment is vacated appropriately.
- You must vacate by 11.00am on the day of departure. This is to allow for the cleaning of the apartment for the next set of visitors. It may be possible to arrange your arrival and departure times as it is possible that there are not 2 back to back guest bookings. This is only by prior arrangement with the owner.
- Whilst respecting the reasonable privacy you as guests, the owners reserve the right to access all properties at all times, if necessary, for repairs and emergencies. An acceptable attempt will be made to give you prior warning where appropriate
- You shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as you did at the beginning of the rental period.
- You are required to inform the agent of any damage or breakage in or around the property promptly so that it can be repaired and replaced for the next guest.
- You are bound to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the agent for damage caused by you or any member of your party during your stay.
- A nominal fee of €70 (cash only) is payable on arrival at the apartment when collecting the keys. This is to cover the professional cleaning of the apartment on your departure, and is non refundable.
- A security deposit of £100 is payable when making a booking. This is refunded in full by bank transfer from the owner within 7 days of departure from the property. This is to allow for an inventory to be carried out when the property is cleaned.
- You are required to observe the rules and familiarise yourself with the procedures contained in the information folder provided in the property. These pertain to Health and Safety issues and Community Rules and are there only to ensure you have the best stay possible.
- Smoking is not permitted anywhere inside the holiday accommodation, near to buildings or in the areas outside the Apartment complex area because of flammable gas and oil storage. However, it is permissible on veranda and on the roof top solarium.
- No pets are permitted in the property.
- The owners of the property are not liable for any loss or damage to your property or any property belonging to a member of your party howsoever caused.
- You or members of your party cannot hold the owners liable for any personal injury/death howsoever sustained where the owners and/or ‘the agent’ have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided. All precautions are outlined in the information folder provided in the property.
